Gardiner Waters will set out a pre-planned maintenance schedule and ensure this is carried out to a high standard by all contractors. We will also settle the contractor invoices and then request payment from the owners to top up the funds in the client account.

  • Initial development appraisal carried out for pre-planned maintenance and compliance
  • Budget prepared and issued to all owners
  • Arrange annual building insurance policy
  • Arrange annual lift inspection policy (if required)
  • Administer a property owners’ float that will be used to pay contractors for pre-planned maintenance before common charges accounts are issued
  • Arrange and oversee all maintenance relating to the common areas of the site and regularly monitor the quality of maintenance work
