Unless otherwise agreed or in an emergency, we will give you prior notice of any maintenance issues that arise.  We know margins are tight for landlords and advance notice of any costs allows you to plan ahead.  We make all contractor invoices available to landlords.

Next day rental payments

We  pay out rental payments to landlords on the first business day after the rent has been received.  Rent payments are accompanied by an emailed statement with details of income and expenditure for the rent period.

Our Full Management service

We take the time and effort to find you the best tenant at the best market rent and deal with the day-to-day aspects of a tenancy. All while you go about your own busy life.

Craig will visit your property and assess it for compliance and improvements. Once all work has been agreed upon and carried out, it’s time to advertise on Rightmove and find the most suitable tenant for your property. Gardiner Waters will take care of all the paperwork, get your tenant moved in and transfer the first rent payment to you. After that, your property should tick away in the background, and your monthly rent should be paid on time and in full. Of course, if there are any issues, we will notify you and advise the action we are taking.
